ABSTRACT
The construction industry is a sector of the economy which employs a high number of people in Brazil and is a significant contributor to the Gross Domestic Product (GDP) of the country. One of the reasons for this is associated with the financial incentives of the Federal Government, through real estate credits. Construction works that use structural masonry represent the majority of the financing of the real estate loan plan of CAIXA ECONÔMICA FEDERAL. This research presents an alternative system for the conclusion of works with reduced costs, with greater possibilities of profit for the constructors. To obtain a satisfactory result, however, and guaranteeing the quality of the buildings, effective control of the components and the execution of the works is necessary, which should follow well established procedures. Failure to comply with appropriate standards in each of these stages can lead to the appearance of pathological manifestations, compromising the expected performance of the enterprise and decreasing its useful life. This research studied these manifestations in structural masonry buildings located in Belo Horizonte. Using building inspections, the main construction problems and their possible causes were identified, with the purpose of proposing future actions that avoid these types of pathological manifestations. It was observed that lack of adequate planning was one of the main factors that contributed to the emergence of these problems. Although not posing an immediate risk to building structures, these problems cause discomfort and create mistrust in the residents and may have more serious consequences during the life of the projects.
